Chemical-Free Pressure Washing
for Every Exterior Surface in Carlsbad
experience
Your home’s exterior looked clean when it was painted, sealed, or poured. Carlsbad’s coastal conditions change that faster than most homeowners expect. Marine-layer moisture turns shaded walls green. Salt residue dulls concrete. Roof tiles collect a film of construction dust and biological growth that thickens every season. The surfaces are not damaged. They are buried under layers of buildup that water and pressure can remove completely.
At Elbow Grease Window Cleaning, we pressure wash with water only. No chemicals, no detergents, no bleach on any surface. Plants, pets, and landscaping are safe on every job. The only exception is F9 for oil stain treatment on concrete, always disclosed upfront. We cover both residential and commercial properties, with residential services detailed on this page and commercial scope outlined below.

Why Homeowners Choose Us
for Pressure Washing
Chemical-Free on Every Surface
In a market where soft washing with chemical application is the norm, we use water and pressure only. That means no chemical runoff reaching your garden beds, no residue left on your patio furniture, and no concerns about what was sprayed near your pets or children.
4,000+ PSI Commercial-Grade Equipment
Over 4,000 PSI, more than double the output of consumer rental units that run at 1,300 to 2,000 PSI. Strong enough to remove moss, algae, embedded dirt, and biological growth from all standard exterior surfaces.
Surface Cleaner for Streak-Free Results
Every driveway and concrete job uses a professional surface cleaner attachment with a rotating spray bar that produces uniform, streak-free results across the full area.
Pressure Calibrated Per Surface
Two variables adjust per material: pressure setting and standoff distance. Delicate surfaces receive lower pressure at greater distance. Hard surfaces handle full pressure at closer range. This is trained operator judgment, not a one-setting approach.
Pre-Job Property Walk on Every Job
Before any equipment starts, the crew walks the property to identify fragile areas, move outdoor items out of the spray zone, confirm hose reach, and note any pre-existing conditions.
Neighbor Overspray Cleaned at No Charge
If overspray or runoff reaches a neighboring property, we clean it at no charge. This commitment is communicated before the job begins, so neighbors are never caught off guard.
Transparent About Limitations
If pressure washing would make a surface worse, we say so and recommend repair first.
Fully Insured
We are fully insured across all pressure washing services.
How We Pressure Wash
in Carlsbad
Tell Us What Needs Cleaning
Let us know which surfaces need pressure washing: siding, driveway, patio, concrete, roof, or a combination. We ask for key measurements like square footage or roof size. Most estimates are completed over the phone in a few minutes.
Scheduling and Confirmation
Once the estimate is approved, we schedule your appointment. You receive automated text confirmations: a booking confirmation, a reminder five days before, a reminder one day before, and a day-of text from the assigned technician when the crew is on the way.
Arrival and Pre-Job Property Walk
The crew arrives, introduces the team, and walks the full property before starting: checking for fragile siding or surfaces in poor condition, moving outdoor items out of the spray zone, confirming hose reach, and noting plants that need careful treatment.
Equipment Setup and Pressure Calibration
The commercial-grade pressure washer is connected to your water spigot. Pressure is set for the specific surfaces being cleaned, and the surface cleaner attachment is connected for flat surfaces. The technician plans the cleaning route before the first spray.
High-Point Cleaning First
Pressure washing always starts at the highest point and works downward. Dirty water and debris flow down by gravity, so cleaning the top first prevents re-soiling cleaned areas below. For house washing, that means eaves and upper stories first. For roof cleaning, ridge to eave.
Primary Surface Cleaning
The main cleaning phase follows the same water-only principle across all surfaces. House exteriors are cleaned systematically around the full perimeter. Driveways and concrete are covered with the surface cleaner, then detailed at edges and corners. Tile roofs are cleaned ridge to eave, tile by tile.
Detail Work, Rinse, and Neighbor Cleanup
After primary cleaning, the crew finishes all edges and corners, rinses surrounding surfaces, and clears ground-level debris. If overspray reaches a neighboring property, the affected area is cleaned before departure.
Walkthrough and Payment
The crew checks all cleaned surfaces. You are welcome to walk the property and confirm everything meets your expectations. Any area needing additional attention is addressed on the spot. Payment is collected after completion.

What Homeowners Are Saying
Frequently Asked Questions
Yes, and it is the most efficient approach. Many Carlsbad homeowners combine house washing with driveway cleaning, concrete cleaning, or roof cleaning in a single visit. You receive bundle pricing when you combine services. Tell us which surfaces need attention when you call and we build a combined estimate.
Pressure washing uses high-pressure water to physically remove dirt, algae, moss, and buildup. Soft washing uses chemical solutions sprayed at low pressure. We use pressure washing only, with water and 4,000+ PSI. That means we do not treat oxidation or deep chemical staining that requires a chemical solution, and we are upfront about that scope boundary.
Most Carlsbad homeowners benefit from pressure washing every one to two years. Coastal homes accumulate algae and salt residue faster, so annual cleaning keeps siding and concrete looking fresh. Tile roofs may need cleaning every two to three years depending on tree cover. If you notice green or black discoloration on any exterior surface, it is time.
Yes. We connect our equipment to a water spigot on your property. The gas-powered pressure washer runs independently of your electricity, so no power supply is needed from your end.
We stop and let you know before continuing. If pressure washing would make the damage worse, we recommend repair first and set that area aside. We would rather skip a section than cause more harm.
It depends on the surface and the size of the area. A standard driveway takes roughly an hour. A full house wash runs two to three hours depending on square footage and how many stories need ladder work. Combining multiple surfaces in one visit adds time proportionally, but the crew and equipment are already set up, so combined jobs are more efficient than scheduling them separately.
No. We use water only, and the crew notes sensitive plant areas before starting so those zones are treated carefully. Your garden beds, landscaping, and lawn are safe throughout the job.
We recommend being available at the start so we can walk the property with you and confirm the scope. Once work begins, you are welcome to go about your day. We need access to an outdoor water spigot, so if your property has a locked gate or restricted access, let us know when scheduling and we will coordinate.
We set aside any surface where high pressure would cause more harm than good. That includes failing stucco, structurally compromised concrete, loose or cracked roof tiles, and surfaces with peeling paint. We identify these before work begins and let you know what we found.
Yes. Window cleaning has tiered recurring discounts: 10% off when scheduled every six months, 15% off every four months, and 20% off every three months. Gutter cleaning is 5–10% off when scheduled every six months or more frequently, with the exact discount confirmed in your estimate.
